Moving to November

We end October and move in to November with inventory continuing to stack up in some areas and stay close to the same in other areas. We officially moved into a buyers market in Fulshear, Galveston, Seabrook and Texas City. What that means is there is at least 6 months of homes available for buyers in those markets. The only question we need to ask is, are we truly in a buyers market? The buyer pools have slowed down tremendously due to unprecedented interest rate hikes. What would happen if the rates came down? I believe if they did we would see an uptick in real estate activity especially since our local Houston area market is quite healthy economically. In the meantime sellers will have to be more patient when selling their home and wait for the right buyer. The average days on market has continually risen. Gone are the days of judging homes for having issues if they are still on the market past a few weeks. Welcome to a balanced market! You can find some good deals in these markets but don't expect every seller to lower their price to your terms. Only the truly motivated will make the largest concessions. As we wind down the normally brisk season and move into the end of year holidays let us all remember that the market has survived some truly pendulum swinging moments.
