A good and real example of knowing the market and needing expertise is this: A buyer decides to sell her home herself but does not know her local market well, in all things that need to be considered. A buyer who has a real estate agent makes an offer at full price, knowing that the property is worth at least $30k more that the list price. The buyers agent was able to inform the buyer about the value of the neighborhood and how fast things are selling there, as well as the larger lot and swimming pool that add value. The agent is not going to tell the seller that the listing price is too low, because the agent works for the buyer and will protect their best interest. The seller thinks she has done a great job with the transaction, not knowing that she left thousands of dollars on the table. In fact, more was left on the table than what would have cost to be represented by an agent.

2. Expertise and experience: Real estate agents are experts in their field and have years of experience helping buyers and sellers navigate the real estate market. They can offer valuable advice and guidance throughout the buying or selling process. Agents also understand the process, the contracts and documents and the laws surrounding real estate transactions. Do you know about the deadline for option periods, surveys, inspections, etc.? Do you understand the rights of the seller and buyer in a real estate transaction?

3. Marketing and advertising: Real estate agents have access to a wide range of marketing and advertising tools that can help sellers get their property in front of more potential buyers. This can include listing the property on multiple listing services (MLS), creating virtual tours, and promoting the property through social media and other channels. Marketing can be both time consuming and expensive when done for one or two transactions or campaigns. Brokerages have a systems in place to streamline marketing to make it more efficient and affordable.

4. Negotiation skills: Real estate agents are skilled negotiators who can help buyers and sellers get the best deal possible. They can negotiate on behalf of their clients and ensure that their interests are protected throughout the transaction. Negotiations often means that both parties get something they want if an agreement is reached. Do you know how to negotiate to get the best deal for your property while satisfying the needs of the other party? Let's just say it's not always about the money.

5. Time savings: Buying or selling a property can be a time-consuming process, especially for those who are not familiar with the real estate market. Real estate agents can handle many of the time-consuming tasks, such as scheduling showings, reviewing contracts, and coordinating with lenders and other professionals. My brokerage even has a transaction coordinator whose job it is to help agents meet all applicable deadlines and ensure all applicable steps are completed along the way. Let's face it, if you plan to move, you have enough to do already with packing, moving, cleaning, moving utilities, etc. Time is limited and valuable. You will have much more time available to you if you let a real estate agent take care of you.

Overall, using a real estate agent can make the buying or selling process easier, more efficient, and more successful for buyers and sellers alike. Having an agent looking after your best interest will give you peace of mind and time to focus on the things on your own To Do list!
